This website details a single Real Estate Transaction in California which provides a suggestive look into much deeper commercial problems in communities and industries across the State, the Country, and the World, for that matter.

When a single real estate transaction produces over 100 acts of "conspiracy" and "fraud" by no less than 10 different players at 4 different levels of the transaction, with even more higher ups yet to be named, the ONLY HISTORICAL story that should come to mind is that of "Olde Khazaria".

For some, Home will never seem further away. In the here and now, Rogues, Adulterers, Thieves, Rapists, Murders, and Child Molesters of all Ages are working closely with AWFUL ATTORNEYS and BOGUS REAL ESTATE BROKERS in a world called "Civilized". In such times, Satan himself cringes at a Level of Rogue that always leads to the ruin of otherwise "good schemes".

Below you will find a "Big Picture" flow chart for a single real estate transaction that included over 100 "FRAUDULENT ACTS" at 4 different transaction levels.

It was oozing with FRAUD because no single person was metering the drip to make sure it didn't wreak of GROSS.

Fraud Committing People at the different levels may have had no specific idea of what was transpiring at other levels. Each may have thought they were the only committers, although that seems highly unlikely.

For those new to Flow Charting, this may feel overwhelming. Step your way into to it with only partial interest and partial attention. Start with the numbers and see what comes out first, or slide further down the page to other diagrams that provide a more detailed focus on a portion of the individuals and events that is easier to grasp due to the more physical nature of the frauds.

The Seller, Seller's Agent (aka the Fixer) and a Team of "Fixer Managed Resources" who worked to get the home to market is a great place to start.

That's where the FRAUD begins...

The Seller, The Seller's Agent (aka "The Fixer"), and the "Managed Fixer Resources" - August 2020 - March 2021

In August 2020, the Seller moved out of his home and turned property management and repair oversight over to his Seller's Agent, an associate from Church. The home was in MAJOR need of repair and cleaning at the time of the hand off.

We know there were two small ceilings that had fallen down or been removed during the Seller's Occupancy.
We know there were Mold issues from long term moisture problems.
We know there was significant cat urine problems created during the Seller's occupancy.
We know there was a structurally unsound deck and wood siding well beyond its useful life that leaked like a sieve.
We know there were TWO explosion hazards in the Garage that the seller knew about too.
We also know the seller and his family lived in a manner most associated with "hoarders as seen on TV". We know they left as many as 5 truck loads of debris in the home when they moved out, along with the problems listed above, and quite a few more.

We know the major concealment work done to prepare the home for sale was completed by November 2020 due to receipts and emails obtained via a demand, but the home was not listed for sale until Mid March 2021 ? Why the delay?

We know November represents the onset of the cold and rainy season for this home, and March represents the end of that. That overlap sure seems suspicious.
We know the home had major rain management issues un-disclosed. That could explain it.
We know the unbalanced heating system necessitated leaving upstairs windows open throughout winter. That's not something an insincere seller or sellers agent would want a buyer to know.
We know heat running in a home with oodles of masked pet and rodent urine does not produce the fragrance desired for eager buyers.
We know the Seller was carrying cost sensitive, thus there had to be a motive for the delay.

We know a LOT about the initial condition at time of hand-off, because we sensed rotten from day one followed by a level of verbal, non-verbal, and written suggestion for mis-direction that was off the charts. We took a lot of notes, and we forced a lot of information from the Seller and Seller's Agent before being coerced into removing our condition contingency with our own demand for a fully complete statutory disclosure document outstanding.

What Buyer in a Brokered Transaction should expect to be given incomplete statutory disclosure documents AFTER taking title, and then be "brushed off" when asked for complete documents ???

No "proper" Mafia operates like this !?
From where did these people get their Courage ?
Under the protection of what Family Crests are they operating ?

We feel the Seller's Agent must have viewed himself as a "savior" of some sort. The Seller most certainly seems smitten by him. Few Seller's Agents would have taken on the task of supporting a fellow congregation member to such a degree. Thus, the title may be worthy.

UNFORTUNATELY, the Seller and Seller's Agent pursued a "Path to Sale" that had nothing to do with "Proper Repairs" or anything in "Good Faith", for that matter.

TWO Contractors known to the Seller's Agent were brought in to do "concealment work".
TWO Inspectors known to the Seller's Agent were brought in to produce "insincere" reports that obfuscated and omitted concerns in writing.
TWO transaction parties, the Seller and Seller's Agent, then committed numerous Frauds with their Disclosure Documents and their Disclosure Process, with seemingly not a care in the World?

It was all very odd. 6 people were working in a disconnected harmony with seemingly no idea each was giving the other away? How does that happen?

We've broken the felonious behavior into 12 Conspiratorial Acts to Commit Fraud.

6 "Attempted" Acts were uncovered and generally confirmed during Escrow (the time between Transfer of Title and Deed Conveyance).
6 "Concealed" Acts were not discovered and/or confirmed until after we had taken physical possession of the property.

In this Conspiracy, it's easy to see how SIX people all contributed something to the concealment process in small ways and large. Based on facts, all would have known they were providing the "Seller" with concealment benefits that would not be due to him in any land other than Khazaria.

The net realized benefit to the Seller was about $7-10k, but when assisting with the cover up, none would have known if it was "only that much" or "possibly much more". They ALL cared less if Buyer X was us, or dear old Granny Smith who had saved a life time for an opportunity with a view.

For the few who may be wondering how we got ALL the information to reveal all this, the Khazaria scheme cuts multiple ways.

There was an "illegal" clause in the contract that suggested if the seller was caught during escrow in a fraudulent situation, as long as s/he revealed everything, the buyer would have to assume the damages revealed to purchase the home, even if the seller had attempted disclosure fraud.

When we exposed various non-disclosed defects during escrow, the Seller and Seller's Agent spewed information like cream cheese, thinking they would remain as free as the bees.

To understand them better, imagine dealing with Captain Hook or Jack Sparrow in a contract dispute. That is how "they" view contracts and the power of contracts. There is no regard for equitable understanding or even basic logic for that matter. To them, a contract, is a contract, is a contract. Whatever it says is all it says, and sometimes, it doesn't say what you think it said, solely because they say so.
